What Kind Of Loan Should I Get? 🤍 What Is a VA Loan? A VA loan is a mortgage loan available through a program established by the U.S. Department of Veterans Affairs (VA) (previously the Veterans Administration). With VA loans, veterans, service members, and their surviving spouses can purchase homes with little to no down payment and no private mortgage insurance and generally get a competitive interest rate. How a VA Loan Works VA loans help active service members, veterans, and their surviving spouses become homeowners. They provide up to 100% financing on the value of a home. Eligible borrowers can use a VA loan to purchase or build a home, improve and repair a home, or refinance a mortgage. The VA sets the qualifying standards, dictates the terms of the mortgages offered, and backs the loan, but doesn’t actually offer the financing. Instead, VA home loans are provided by private lenders, such as banks and mortgage companies. When borrowers apply for a loan, they need to provide the lender with a certificate of eligibility from the VA. To get the certificate, you’ll have to produce service-related documentation, which can vary based on whether you are active duty or a veteran. The certificate can be obtained from the VA website. Although some of the lender’s own underwriting requirements still must be met, in most cases, VA loans are easier to qualify for than conventional loans. VA loans, Federal Housing Administration (FHA) loans, and other loans insured by departments of the United States government have securitization through the Government National Mortgage Association (GNMA), also known as Ginnie Mae. These securities carry the guarantee of the U.S. government against default. VA Loan Terms The terms of VA loans are quite generous compared to other mortgages and even to other federal loan programs. Among the benefits:1 No down payment is mandated unless required by the lender, or if the residence’s purchase price is above the established property value. There is no private mortgage insurance requirement. Closing costs are limited and may be paid by the seller. There is no prepayment penalty if the borrower pays off the loan early. Assistance is available from the VA to help borrowers avoid default. Credit score minimum requirements differ slightly from lender to lender. The VA’s only credit requirement is for the borrower to be considered a satisfactory credit risk by a lender. Veterans care in America gets a pretty bad rap. While the U.S. Department of Veterans Affairs is rooted in noble intentions, it has been plagued with controversy for years. The VA has faced reports of excessive and contradictory spending, allegations of inadequate health care, a massive backlog of benefits claims and a secretary position that nobody can seem to hold down. But it hasn't always been this way. The agency was elevated to federal administration status in 1930, with the intention to honor and care for the men and women who served in battle. Since then, the U.S. has been involved in a growing list of military operations, including a 17-year-long war in Afghanistan. The VA is struggling to keep up as the need for veterans care continues to mount. Some veterans can't get to care centers because they live so far away. The VA's Office of Rural Health is working to address the problem through solutions like Telehealth and transportation services. Other veterans are facing wait times of months, or even years, just to get an appointment at their VA care center. Rep. Beto O'Rourke, D-Texas, is trying to solve that problem in his own district. In 2015 O'Rourke introduced a proposal to improve the El Paso VA Health Care System. The VA backed the plan and approved it for a pilot test, which O'Rourke says has been going well. And he doesn't rely on the VA itself to tell him how things are going. O'Rourke's team conducts its own annual survey to gauge how accessible the VA really is to veterans in El Paso. "We don't trust the VA to tell us how the VA is doing, we trust veterans to tell us how the VA is doing," said O'Rourke, who is also running to take on Republican Sen. Ted Cruz this fall. But the VA as a whole is still facing a long list of problems. The benefits claims process for veterans is a bit like a game of legal "Chutes and Ladders." "Veterans have heard stories, but a lot of them are surprised when they encounter the VA," said Jim Vale, assistant director for claims at the American Legion. "The most important thing is to be represented." Fixing the VA isn't a partisan issue. It's not specific to one demographic group or geographic region. Every U.S. representative has a veteran in their district, and nobody wants to be on the wrong side of it. Politicians across the aisle and veterans across the country are watching to see who will fill the vacant VA secretary seat. On May 18, Trump announced he plans to nominate acting Secretary Robert Wilkie to become the permanent secretary. The appointment still needs to be confirmed by the Senate. And there's a lot riding on the nomination. In my capacity as a primary care provider, I have cared for Mr. Veteran since 01/07/20xx. While I've provided care for Mr. Veteran, I've become familiar with his active duty medical history from 07/24/19xx to 08/07/19xx and from VA medical records from 19xx to present, past and present ailments and I've reviewed pertinent parts of his military record that document his injury, disease and clinical conditions related to the events that occurred. I am aware that Mr. Veteran was injured during his active duty military service on or about 1981 in Fort Army while (events description, time and place). A primary condition the veteran suffers is Lumbar Paravertebral Myositis (an Inflammatory Myopathy) and an L4-L5, disc desiccation and disc narrowing. MRI reports note sacralization of the L 5 representing a developmental abnormality and also that paraspinal muscle spasm is suggested. Further noted are mild thoracolumbar dextroscoliosis as well as mild spondylosis and degenerative endplate changes. Schmorl's nodes in the superior endplate of L3. L3-L4 and L4-5 degenerative disc disease are seen. There is an L4-5 small posterior disc bulge and small posterocentral disc herniation and L2-3 vertebral hemangiomas. Mr. Veteran has chronic pain due to his injuries. The veteran suffers radiculopathy with pain, muscle control difficulty, tingling, numbness and weakness in the legs, likely due the sacralization of L4-L5. Mr. Veteran suffers increased fatigability because of his chronic back pain. Standing for more than 15 minutes will make him become weak and exhausted. There are multiple other clinical conditions diagnosed that are more likely than not secondary to or aggravated by the primary back condition(s). The veteran takes numerous medications for both the primary condition as well as secondary conditions that are aggravated by said primary back condition. (Medicines and secondary conditions are listed separately.) The veteran is not a likely candidate to be rehabilitated. After examining Mr. Veteran, his chart and medical records it is my opinion that Mr. Veteran is totally and permanently disabled due to the above discussed back condition. The veteran can not hold gainful employment as a result of the injury he sustained while in the military. It is also my opinion that it is more likely than not the that the physical traumas suffered during the veteran's military service as noted in his record (description of events and dates) caused, contributed to and aggravated the totally disabling back condition(s).
